‘Threatening’ Burnaby tenant who washes dog poop onto neighbour’s deck nailed in ruling

This could be the worst tenant in Burnaby.

At least her neighbours and landlord think so after a series of threats and a visit from the police. Their views have been backed up in a ruling from B.C.’s Residential Tenancy Branch.

A Burnaby landlord who rented out property on Hastings Street applied to the RTB to be allowed to evict the tenant immediately due to a variety of issues. The tenant, who paid more than $2,100 a month, didn’t bother to show up for the hearing.

“The tenant has significantly interfered with or unreasonably disturbed another occupant or the landlord of the residential property,” the ruling reads, including complaints of “aggressive and threatening behaviour.”

The neighbour who lived below was aggressively targeted by the tenant.

“The tenant had two dogs in her rental unit, despite not being permitted to do so,” says the ruling. “D.F. stated that the tenant lets her dogs defecate and urinate on the balcony, before hosing it down to the patio below. The landlord has provided video evidence in support. D.F. stated that the tenant has reacted to the accusations in a threatening manner resulting in text messages containing threats of violence being sent to the occupant.”

The tenant even went so far as to try and “break down the occupant’s door in an attempt to harm the occupant who lives below.”

This was captured on video. The police were called in that incident.

“D.F. stated that the occupant is scared for her safety as the tenant is capable and has attempted to follow through on her threats,” says the ruling.

The arbitrator then ruled that the landlord had proven its case and agreed that the tenant should be evicted as soon as possible.
